Real Estate Analyst

About the Role

Key Responsibilities

• Support the Asset Management and Property Management teams in accomplishing operational goals and reporting requirements.
• Track, analyze, and report on KPIs, making recommendations to increase performance.
• Research and assess market dynamics and trends.
• Analyze sales and customer data to identify optimal marketing audiences.
• Establish go-to-market strategies based on customer data for Student Housing properties and Single Bay Industrial.
• Build online marketing and leasing processes to reduce tenant effort and friction.
• Maintain accurate property Rent Rolls and Stacking Plans.
• Collect and manage data on Customer & Space attributes for all properties.
• Track rent roll changes and assist with long-term leasing collections reporting.
• Create data analysis insights on portfolio subjects such as Maintenance, Marketing effectiveness, Return on Marketing Spend, Capital Funds, TI allowances, LC costs, Available Space, GPR.
• Create and analyze acquisition models to recommend value opportunities.
• Research value-add opportunities and prepare data-driven presentations for the executive team.
• Review and analyze financial reports, providing insights.
• Populate and analyze asset and portfolio performance dashboards.
• Assist with forecasting revenue, expenses, and cash flow using scenario and sensitivity analyses.
• Analyze lease proposals for NPV, Net Effective Rent, and cash flow impact.
• Perform DCF analysis and assist with property revaluations and IRR forecasts.
• Utilize internal software systems such as Yardi, HubSpot, and Co-star effectively.
• Identify creative ways to improve performance and efficiency.

Requirements

• Advanced Microsoft Excel skills and Google Sheets proficiency.
• Strong financial analysis abilities with an interest in real estate finance and investing.
• Familiarity with real estate leases and contracts.
• Understanding of online marketing and e-commerce, including data usage and lead flow improvement.
• Willingness to work with and learn from asset and property management teams.
• Drive to prioritize tasks and grow analytical and operational capabilities.
• Highly resourceful with excellent written communication skills.
• Bachelor's degree or higher with relevant work experience and demonstrated high achievement.
• Some experience with Yardi or data extraction from integrated platforms is a plus.
• Interest in applying AI tools to marketing and prospect data.
• Familiarity with digital marketing and data utilization from marketing efforts.

Qualifications

• Bachelor's degree or higher.
• Relevant work experience demonstrating high achievement.
• High proficiency in Microsoft Excel and Google Sheets.
