About the Role

The Mobile Engineer is responsible for ensuring the efficient operation and maintenance of mechanical, electrical, and plumbing systems for assigned properties. The role involves performing routine assessments, preventive and corrective maintenance, repairs, and safety inspections to maintain a safe and functional environment in commercial properties. The position requires technical proficiency, initiative, and flexibility to handle multiple tasks and respond to emergency situations as needed.

Key Responsibilities

  • Perform all plumbing, electrical, or HVAC requirements of the building(s).
  • Maintain heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems.
  • Monitor and adjust all mechanical/pneumatic equipment, control gauges, valves, thermostats, and other equipment to ensure a comfortable environment.
  • Verify field conditions and perform necessary repairs or adjustments.
  • Monitor Energy Management systems.
  • Perform repairs to doors, ceilings, hand railings, floors, and other general repairs and installations.
  • Perform repairs to plumbing fixtures such as water closets, urinals, flush valves, and lavatories.
  • Conduct preventive maintenance including changing filters, cleaning coils, flushing condensers, inspecting belts, replacing motor bearings, and monitoring water chemical treatments.
  • Inspect engine room equipment, cooling towers, motors, pumps, electric rooms, backup generators, fire pumps, sump pumps, and ejector pumps.
  • Replace lamps, light fixtures, and signage; ensure rooms are clean and free of obstructions.
  • Check emergency exit signs and lights; ensure access to emergency stairs and exits.
  • Perform fire and life safety inspections as per NFPA and local jurisdiction, and report activities to supervisor.
  • Respond immediately to emergency situations such as fire, evacuation, or equipment failure.
  • Comply with all applicable codes, regulations, and safety practices.
  • Complete all required safety training and maintain a neat appearance while on duty.

Requirements

  • High School Diploma or GED equivalent.
  • 5+ years of related work experience in operating mechanical, electrical, and plumbing systems in a commercial property setting.
  • Appropriate trade license or permit, such as Journeyman or Master Electrician License, Refrigeration Certificate of Fitness, High Pressure Boiler License, or High Pressure Steam Operator.
  • Possession of a valid driver's license and good driving record.
  • Basic computing skills in Outlook, Excel, and Word.
  • Experience in operation, maintenance, and repair of HVAC, boilers, heaters, pumps, refrigerant systems, and compressors.
  • Knowledge of energy management systems and building systems operations.
  • Ability to work extended hours, respond to emergencies, and perform shift work or on-call duties.
  • Physical ability to stoop, stand, climb, lift at least 50 lbs., crouch, reach, and move between properties.

Nice to Have

  • Graduate of apprentice program or trade school.
  • Additional certifications such as Refrigeration Technician or specialized trade licenses.
  • Experience with fire and life safety protocols beyond basic inspections.
