About the Role

We are seeking a motivated and analytical Industrial Development Analyst to support our Industrial Development team with data-driven insights and geospatial intelligence. This entry- to mid-level role is ideal for candidates with up to 5-7 years of experience who are passionate about leveraging GIS tools, business analytics, and mapping technologies to drive strategic decisions in the rail industry. The position involves maintaining spatial data, supporting site selection, developing maps and visualizations, analyzing data, and collaborating across teams within Norfolk Southern Corporation, a leading freight transportation company committed to sustainability and innovation.

Key Responsibilities

Maintains core spatial data generated or referenced by the Industrial Development department, including industrial site data, CAD drawings, utility corridors, parcel data, and location tables.
Provides site selection support and services for sites strategically located adjacent to the NS rail network, considering zoning, utilities, workforce, and environmental factors.
Supports the Director of Industrial Development with site strategy implementation, including preparing documentation and collaborating with key partners to ensure accuracy of results.
Develops custom maps and spatial visualizations to support site selection, infrastructure planning, and customer development.
Performs spatial analysis to identify trends, opportunities, and constraints related to industrial development.
Extracts, cleans, and analyzes data from Salesforce, CNS, and other enterprise systems to generate actionable insights.
Develops dashboards and reports using tools such as Tableau, Power BI, or Excel to support internal stakeholders.
Tracks and reports on key performance indicators related to industrial development projects, NSites platform, and marketing campaigns.
Works closely with industrial development managers, technical services, real estate, and commercial teams to support business recruitment and expansion.
Assists in preparing presentations and materials for internal and external stakeholders.
Supports the GIS Services Manager in researching, developing, and implementing new GIS technologies and integrations.
Maintains data integrity across GIS and CRM platforms and integrates spatial and non-spatial data for comprehensive analysis.

Requirements

1-5 years of experience in GIS, business intelligence, or a related analytical role.
Proficiency in ESRI software (ArcGIS Pro, ArcGIS Online, StoryMaps).
Experience with Salesforce reporting and data extraction.
Familiarity with data visualization tools such as ESRI, PowerPoint, Tableau, or Power BI.
Strong Excel and data manipulation skills.
Basic understanding of transportation, logistics, or industrial development is a plus.
Excellent communication and presentation skills.

Nice to Have

Experience with Python or SQL for data analysis.
Familiarity with CAD or engineering drawings.
Knowledge of rail infrastructure or Class 1 railroad operations.

Qualifications

Bachelor's degree in Geography, GIS, Business Analytics, Urban Planning, Transportation, or a related field.
