Director, Land Sales

About the Role

Key Responsibilities

• Develop and implement a comprehensive sales strategy to promote and sell land properties, aligning with organizational objectives and market demands.
• Analyze market trends, competitor activities, and customer needs to refine the sales approach.
• Recruit, train, and mentor a team of sales agents, setting clear performance expectations and providing ongoing support to ensure individual and team success.
• Monitor and evaluate team performance, providing feedback and coaching to maximize productivity and achieve targets.
• Build and maintain strong relationships with potential buyers, developers, investors, and other key stakeholders in the land acquisition process.
• Address customer inquiries, provide property information, and guide clients through the purchasing process to ensure a positive buying experience.
• Collaborate with the marketing team to develop promotional materials and campaigns tailored to attract target buyers.
• Organize and participate in property tours, open houses, and other events to showcase available land and increase buyer interest.
• Lead negotiations with prospective buyers to ensure favorable terms and conditions that meet the company's financial objectives.
• Oversee the closing process, ensuring all paperwork, legal requirements, and documentation are completed accurately.
• Track and report on sales performance, revenue, and market trends, providing regular updates to upper management.
• Use data and metrics to assess the effectiveness of sales strategies and make recommendations for improvements.
• Prepare and manage the land sales budget, ensuring efficient use of resources and maximizing ROI.
• Forecast sales projections and create actionable plans to meet revenue goals.

Requirements

• Bachelor's degree in real estate, Business Administration, Marketing, or a related field (or equivalent experience).
• 5+ years of experience in land sales or real estate sales, with at least 2 years in a managerial or leadership role.
• Strong negotiation and closing skills with a track record of meeting or exceeding sales targets.
• Proven ability to lead and motivate a sales team, driving individual and collective success.
• Excellent interpersonal and communication skills, with the ability to build and maintain relationships with a diverse clientele.
• Proficiency in CRM software and sales analytics tools.
• Strong organizational and time-management skills, with the ability to manage multiple priorities.
