Job Description

About the Role

The Manager of Market Intelligence at PulteGroup is responsible for collecting, analyzing, and reporting information to support strategic decisions in homebuilding, including land acquisition and sales. The role involves providing insights on consumer preferences and market dynamics to influence community positioning, land planning, and home specifications. The position requires onsite presence at the Dublin, Ohio division office and offers an opportunity to contribute to a leading homebuilder committed to diversity, inclusion, and consumer-inspired homes.

Key Responsibilities

  • Gather market data to provide written and verbal analysis including presentations and reports used to impact strategy on PulteGroup's community positioning.
  • Monitor competitive activity for active and future projects.
  • Complete regular competitive market analyses to influence current and future community positioning.
  • Manage market positioning studies (feasibilities) for all potential land transactions.
  • Analyze market demographics to identify consumer group preferences and trends.
  • Conduct in-depth fieldwork to understand market dynamics, the competitive environment, consumer preferences, and submarket perceptions.
  • Coordinate Del Webb Site Validation studies with the Market Research team.
  • Collaborate with cross-functional teams such as land acquisition, sales, finance, and procurement.
  • Communicate market dynamics to Division leadership.
  • Contribute to and manage the annual strategic planning process.
  • Perform other duties as assigned.

Requirements

  • Minimum Bachelor's Degree or equivalent.
  • At least 5 years of experience in competitive assessments, market evaluations, or consumer research within the homebuilding or similar industry.
  • Demonstrated confidence in influencing others with data.
  • Highly analytical with the ability to translate raw data into meaningful insights.
  • Solid project management capabilities with cross-functional collaboration skills.
  • Creativity in problem-solving and devising solutions.
  • Deep understanding of consumer segmentation.
  • High proficiency in Microsoft Office (Word, Excel, PowerPoint, Outlook).
  • Strong written and verbal communication skills with a direct, tactful style and good listening skills.
  • Willingness to travel, estimated between 5% and 30%.
  • Home building experience and local market knowledge are a plus.
