About the Role

The New Home Sales Manager at Starlight Homes is responsible for managing sales and the sales process within assigned communities. The role involves overseeing office operations, monitoring mortgage investments, developing and motivating sales agents, and ensuring the company's sales culture and values are maintained. The position supports the company's mission to make homeownership accessible and provides leadership to a team dedicated to customer success and company growth. Key Responsibilities

  • Develop Sales Agents by providing continuous training and motivation.
  • Monitor and influence mortgage investments and manage loan officer/loan processor to ensure all mortgage files are progressing.
  • Recruit, select, train, manage, and motivate Sales Agents to meet sales targets.
  • Participate in monthly Sales Manager meetings, quarterly business operation meetings, and conference calls as necessary.
  • Communicate weekly sales updates to supervisor.
  • Listen to one advertisement call per week with each sales agent and tour with each sales agent once per month, providing real-time feedback.
  • Counsel Sales Agents on training concerns immediately and consistently.
  • Identify opportunities to maintain consistent sales and closings.
  • Act as a coach and train agents on sales methods, conducting weekly coaching sessions.
  • Provide updates on deal board, closing board, and sales map as needed.
  • Select floor plans for new starts each month when requested.
  • Influence Sales Agents to visit real estate offices and review sales processes and learning modules monthly.
  • Maintain communication with all team members.
  • Manage office operations including preparing schedules, updating price lists, and conducting meetings and trainings.
  • Respond to phone calls and emails within 24 hours.

Requirements

  • Valid/Active Driver's License.
  • 3-5+ years of successful sales management experience within new home sales.
  • 3-5+ years of proven track record within a direct selling role.
  • 3-5+ years of homebuilding experience.
  • Ability to work weekends.
  • Support all team members with a collaborative approach.
  • Strong verbal and written communication skills.
  • High level of professionalism in appearance and interactions.
  • Ability to handle high volume situations.
  • Supportive of using computers and technology.

Nice to Have

  • 4-year degree from an accredited college/university.

Qualifications

  • Bachelor's degree (preferred).
