Director of Leasing and Marketing

About the Role

Key Responsibilities

• Oversee leasing at all properties and collaborate with leasing staff to ensure units are efficiently leased.
• Prepare and present weekly leasing reports to upper management with proactive and corrective actions where necessary.
• Mentor and manage leasing staff, including weekly formal calls to review performance.
• Visit properties frequently to assess on-the-ground conditions and onsite leasing team performance.
• Review all advertising weekly for accuracy and effectiveness, and execute improvements as needed.
• Make proactive suggestions and implementations regarding marketing spending and campaign ideas, including visual and ad copy changes.
• Execute competitive analysis of market monthly or more often, including pricing, marketing, and building finishes/amenities.
• Prepare and present weekly reports to upper management on traffic and marketing effectiveness.
• Utilize statistical analysis techniques to evaluate advertisement performance and enhance strategies.
• Implement AI-driven solutions to boost online traffic, visibility, and attract potential customers.
• Employ technology tools to effectively drive and increase website traffic.
• Verify lease applications and prepare lease renewals.
• Collaborate with upper management to price units quarterly.
• Coordinate with Property Manager to ensure timely apartment turnover to minimize vacancy.
• Ensure accurate and timely reporting of move-ins and move-outs.
• Complete other duties as assigned by upper management.

Requirements

• Minimum 5 years' experience in Property leasing, including at least 2 years as a Leasing manager.
• Strong interpersonal skills.
• Proficient in computer programs, including Microsoft Office and Yardi.
• Well organized with excellent time management skills.
• In-depth knowledge of all rules, regulations, and laws regarding property management.
• Maintain regular and punctual attendance.
• Work overtime hours as required to complete assignments/projects.
• Comply with all company policies and procedures.
• Strong verbal and communication skills.
• Strong leadership and management skills.
• Ability to commute to Edison, NJ 08837.
• Work location is in person.
