About the Role

The Regional Marketing Director at Willow Bridge Property Company is responsible for developing and implementing strategic marketing programs to support occupancy and revenue goals across a portfolio of multifamily assets. Willow Bridge, founded in 1965 and headquartered in Dallas, Texas, is a full-service residential property company operating in 75 markets with over 5,500 employees, managing more than 230,000 apartment homes across 29 states. Key Responsibilities

  • Target budgeted occupancy and revenue by providing support, guidance, and direction to a portfolio of multifamily assets through strategic marketing programs.
  • Collaborate with the national marketing team to establish, implement, and maintain the goals and objectives of Willow Bridge Property Company.
  • Understand and articulate search engine optimization and search engine marketing goals for individual assets to regional and on-site team members as well as ownership groups.
  • Research and build community marketing plans for existing and potential new business that attract the target audience and address business objectives.
  • Create and maintain marketing budgets for individual communities.
  • Maintain relationships with marketing vendor partners to review portfolio performance regularly.
  • Develop and create marketing materials for potential new business and present ideas at proposal meetings.
  • Communicate regularly with ownership groups, asset managers, and regional executives regarding marketing performance.
  • Manage and complete marketing assignments for community management transitions and digital asset collection.
  • Collaborate with marketing and design agencies for new construction and rebrand projects, including creative direction and project management.
  • Assist with new development floorplan review and pre-development efforts as defined by senior leadership.
  • Manage software integrations to ensure dynamic pricing and availability are accurately listed on websites and ILSs.
  • Ensure data accuracy in property management systems and update as needed.
  • Oversee community photos and videos quality, optimization, and publication.
  • Set up and monitor reputation management strategies for each community and oversee review responses.
  • Implement and manage lead tracking and lead management, analyzing reports and making recommendations.
  • Train and manage on-site teams to utilize marketing software effectively.
  • Analyze website performance using Google Analytics and develop strategies accordingly.
  • Develop and oversee social media content, campaigns, and strategies, including paid promotions and contests.
  • Manage social media and locational website presence (Google My Business, Instagram, Twitter, Facebook, etc.).
  • Collaborate with on-site teams to develop innovative marketing strategies based on market conditions and property data.
  • Assist communities facing marketing challenges to improve occupancy.
  • Conduct regular site visits to ensure curb appeal, signage, model setup, and marketing opportunities are optimized.
  • Stay informed on market landscape, competitor initiatives, and new marketing channels.
  • Attend company meetings and industry education conferences.

Requirements

  • Multifamily marketing experience preferred.
  • Bachelor of Science degree strongly preferred.
  • Previous experience with property management software.
  • Graphic design experience is a plus.
  • Excellent written, verbal, and customer service skills.
  • Proficiency in Microsoft PowerPoint.
  • Ability and willingness to travel.
  • Willingness to work flexible hours/days/weekends when needed.
  • Analytical skills with experience developing strategic marketing plans.
  • Proven track record of achieving marketing goals and demonstrating results.
  • Ability to establish and maintain strong relationships with management teams.
  • Strong leadership and interpersonal skills, including working with senior executives and teams.

Nice to Have

  • Graphic design experience.

Qualifications

  • Bachelor of Science degree (preferred).
