About the Role

The Senior Director of Digital Marketing Strategy is responsible for developing and overseeing digital marketing initiatives for GREENWORKS Studio, managing team and vendor relationships, analyzing market and performance data, and collaborating with internal and external stakeholders to ensure strategic alignment and achievement of financial and engagement targets. The role involves strategic planning, team management, vendor negotiations, and cross-departmental coordination to deliver innovative digital marketing solutions and support client needs.

Key Responsibilities

  • Develop digital marketing analysis for individual properties, regional campaign initiatives, and recruiting efforts, including financial estimates, repositioning strategies, lease-up strategies, and presentation materials.
  • Develop digital marketing financial estimates related to analysis provided and/or generated.
  • Attend Transition and Disposition calls to maintain current Boards in Project Management Software (Monday.com) for team alignment and management.
  • Maintain Media Plan Dashboard for team alignment.
  • Run Social Media Content Management Service and VG Corporate Social Media Strategy and Campaigns.
  • Assist in naming proposals in collaboration with internal team members.
  • Establish team KPIs and ensure digital channels meet or exceed all financial and engagement targets.
  • Work with Digital and Business Analytics team to automate digital reporting and find new ways to deliver reports to clients.
  • Gather customer insights through competitive landscape analysis, audits, A/B testing, and usage/success analysis, making adjustments as needed.
  • Evaluate and implement new tools and programs to improve workflows, including overseeing tools like Monday.com and PandaDoc.
  • Evaluate current outside vendors, negotiate advertising rates and contracts, and make recommendations for vendor changes to meet revenue goals.
  • Assist in preparing the annual GWS budget, analyze variances, and initiate corrective actions.
  • Build and manage the digital marketing team, ensuring clear goals, roles, and responsibilities, and hold regular meetings.
  • Attend annual in-person meetings in Detroit for collaboration and brainstorming.
  • Interface with outside clients and RSMDs to convey services offered by GREENWORKS Studio and match services to their assets.
  • Partner with IT/Digital Team & Operations Support on analytics, dashboards, and transitions.
  • Schedule recurring monthly meetings with RSMDs to understand on-site trends and digital needs.
  • Participate in calls with IT/BA/Digital Team to maintain communication and provide updates.
  • Maintain professional and technical knowledge through workshops, networking, and professional societies.
  • Track vendor and client invoices in conjunction with the accounting team.
  • Manage multiple projects proactively, establish priorities, and coordinate efforts across teams.
  • Partner with internal staff to maintain brand consistency and integrity.
  • Collaborate with GWS SVP and Director of Operations to ensure consistency across GREENWORK Studio.
  • Run weekly GWS team meetings.

Requirements

  • Strong experience in digital marketing strategy and analysis.

  • Excellent communication and collaboration skills.
  • Proficiency with project management tools like Monday.com and PandaDoc.
  • Ability to analyze data, generate reports, and automate reporting processes.
  • Experience negotiating vendor contracts and rates.
  • Financial acumen to assist with budgeting and variance analysis.
  • Ability to partner with internal teams and external clients effectively.
  • Strong organizational skills and proactive work style.
