About the Role

The Area Director of Sales is responsible for demonstrating and promoting SRIM's core value of the Golden Rule by treating residents, families, and associates with respect and care. The role involves providing temporary sales support to communities in transition, partnering with the SVP of Sales and DDOS teams to grow occupancy, identifying barriers to sales and occupancy growth, and fostering a culture aligned with the SRI Management way. The position requires deep embodiment of the company's culture and may include managing various databases within the organization. It involves extensive travel and direct engagement with community sales activities.

Key Responsibilities

  • Responsible for and accountable for the organization, including planning and development of all functions and programs of the sales department with minimal supervision and guidance from the executive director.
  • Meet specific expectations for each temporary assignment provided upon placement.
  • Prepare and implement the quality action plan with approval from the SVP of Sales.
  • Conduct tours in the community.
  • Achieve weekly/monthly occupancy goals set to the community assigned.
  • Initiate, accept, answer, and respond to sales calls.
  • Respond to prospect inquiries including e-mails, Facebook questions, and website inquiries.
  • Demonstrate a positive attitude about work issues, policies, and procedures.
  • Apply concepts of excellence in customer service and conduct duties in a positive and friendly manner.
  • Ensure communications are clear, accurate, and timely.
  • Set and manage priorities.
  • Monitor expenditures weekly to ensure compliance with department budgeted monthly amounts.
  • Demonstrate good interpersonal and communication skills with all employees and visitors, maintaining politeness, courtesy, and respect.
  • Plan and host special sales events at the community or other venues to promote the community.
  • Maintain an up-to-date inquiry/lead database.
  • Review and update the quarterly action plan quarterly to meet changing community needs.
  • Achieve all occupancy goals as established by the executive director.
  • Visit each area of the community daily to ensure cleanliness, safety, and appropriate atmosphere, reporting findings to the executive director.
  • Handle all closings, process move-in paperwork, and coordinate with relevant departments.
  • Ensure only approved designs are used in advertisements and marketing materials.
  • Respond promptly and courteously to resident requests for assistance, directing them to the appropriate department.
  • Know, understand, and follow established policies and procedures in emergency situations.
  • Act as essential personnel during emergencies.
  • Wear clean and appropriate dress per policy at all times.
  • Understand and comply with HIPAA regulations.
  • Practice good body mechanics and safe working habits.
  • Take initiative in work, seek additional information, and offer solutions or suggestions.
  • Perform all other reasonable duties as assigned or requested.
  • Take on special projects or assignments outside of regular duties willingly.

Requirements

  • Ability to read, analyze, and interpret business periodicals, professional journals, technical procedures, or governmental regulations.
  • Ability to write reports, business correspondence, and procedure manuals.
  • Ability to effectively present information and respond to questions from managers, clients, customers, and the public.
  • Ability to add, subtract, multiply, and divide in all units of measure, including fractions and decimals.
  • Ability to compute rate, ratio, and percent, and interpret bar graphs.
  • Ability to solve practical problems and interpret instructions furnished in written, oral, diagram, or schedule form.
  • Knowledge of Office 365 and Yardi software.
  • High school diploma or GED; or two to four years related experience and/or training; or an equivalent combination of education and experience.

  • Experience in sales or community management.
  • Experience with database management.

  • Two to four years related experience and/or training or an equivalent combination of education.

Benefits & Perks

  • Salary range from $32,000 to $51,000 per year.
